Every SHORE home moves through one studio, from the first site visit to the first year in the house.

Design Process

Five stages carry a project from a first conversation to drawings a builder can price and build from. Because the builder is us, every decision is tested against cost and buildability as it is made, not after.

Brief and site

We begin with the brief and the block. Orientation, fall, outlook and the planning controls that sit over the site all shape what it will carry. We put early numbers against the brief, so the project that leaves this stage is one we know can be built for its budget.

Concept design

We work up the plan, the section and the form of the house, and walk you through the spatial moves in plain terms. Our builders sit in the same studio, so the concept is priced as it takes shape and the design never drifts ahead of what the budget can hold.

Design development

The concept firms into a buildable design. We coordinate the structural, hydraulic and other consultants, settle materials, openings and ceiling heights and refine the budget as each decision lands. By the end of this stage the house is resolved inside and out.

Approvals

We prepare and lodge the pathway that suits the site, a CDC through a private certifier where the controls allow it or a DA with council where they do not. We manage the submission, respond to requests for information and keep you informed until consent is issued.

Construction documentation

Working drawings, specifications and schedules, prepared by the people who will build from them. Every junction is drawn with the carpenter who will stand in front of it in mind. This is where designing and building under one roof earns its keep.

Build Process

The same studio carries the project to site. We self-perform the build with our own team, hold one ledger across design and construction and send you a written update every week.

Pre-construction

Before we break ground we lock the program, order long-lead items and confirm the contract sum. Site establishment, demolition and protection works are planned around the street and the neighbours. You know the timeline and the number before the first truck arrives.

Structure

Excavation, footings, slab and frame. The bones of the house go up under our own supervisors, checked against the drawings we prepared ourselves. Set-out is measured twice, because every trade that follows builds on it.

Lockup and services

Roof, windows, cladding and external doors close the house to the weather. Electrical, plumbing and mechanical rough-ins run while the building dries out. Walkthroughs happen here, while a change is still a conversation rather than a variation.

Finishes

Joinery, stone, tiling and paint. This is the stage an address is judged by, so our own carpenters and finishing trades carry it. Fixtures are installed, commissioned and tested room by room before we call a single space complete.

Handover and first year

A guided handover walks you through the house, its systems and its warranties. We return at three, six and twelve months to attend to settlement and defects, and we stay reachable in between. The build ends. The relationship does not.

One ledger

We self-perform and manage delivery in-house, carrying our own documentation from approval through to construction detailing. The drawings that win approval are the ones we build from.
